LIEN WAIVER
A full unconditional waiver should be completed by the contract partner when they have been fully paid for the job. Also, if the company only invoices in full, sending only one invoice at the completion of the job, the company would complete this form.
A partial unconditional should be used when the contract partner invoices many times for one job. This waives a specific amount that was due to the contract partner through a specific date. This is the typically the waiver chosen unless the criteria for the Full or Conditional are met.
A conditional waiver will typically only be used at the closing of a job. When the title company needs to close on a home but there are invoices that have not yet been collected. They will collect conditional waivers stating that the contract partner has waived their right to lien as long as the specified amount has been paid.
